Rental Services
MARKETING
Your unit(s) is marketed to qualified tenants through advertising and listings in the most desirable venues (see Rental Marketing Plan below).
SCHEDULING/SHOWINGS
Appointments to show your unit to prospective tenants and other agents within the brokerage community are scheduled by your Thornton Properties’ agent and presented to you for approval.
APPLICANT SCREENING
Tenant screening of all prospective applicants, including a thorough credit check with employment and landlord verifications, is conducted to minimize your risk. You retain final approval of all applications for tenancy.
SECURITY DEPOSIT COLLECTION
Thornton Properties provides collection of the appropriate security and pet deposits, as well as condominium move-in and administrative fees, where applicable. We offer online rent collection services to your tenants for payment of these fees.
LEASE PREPARATION
Preparation of the lease agreement in accordance with the Chicago Residential Landlord and Tenant Ordinance and including your specific condo rules and regulations.
ADMINISTRATIVE DETAILS
Execution of all forms and key turnover for new tenant move-in.
LEASING FEES
The fee for our leasing services is equivalent to one month's rent. The first month's rent is made payable to Thornton Properties by the tenant at lease signing, and covers our leasing fee. There is no cash out of the owner’s pocket to get a new tenant.

MULTIPLE LISTING SERVICE (MLS)
Immediately after you agree to enlist a Thornton Properties' agent to rent your property, your agent posts your property in the MLS, the largest Realtor® database in Illinois – close to 40,000 registered agents.
FEATURED LISTING SHEET
Our agents provide professionally produced listing sheets for prospective tenants who visit your property. This helps prospects remember the details of your property and our contact information if they have questions.
INTERNET POSTINGS
Over 90% of prospective tenants begin their apartment search online before scheduling a single showing. We recognize this trend and post your property on a number of websites including: ThorntonProperties.net, MLSNI.net, Craigslist.org, HotPads.com, Postlets.com, ChicagoTribune.com and others that are pertinent to your particular property.
COMPELLING PHOTOGRAPHY
Our agents take photos of your property, in many cases with a professional photographer, to showcase on listing sheets and Internet postings. Renters are more likely to view a listing that has multiple photos.
COMPANY TOUR
Our agents are encouraged to visit each property listed with Thornton Properties in order to spread the word of your property to their network of clients, agents and personal contacts.
